Summary: This property is very impressive and well kept. It was very clean and we loved staying at the house. That being said, the Watercolor HOA restrictions and involvement with the check-in process definitely reduced the enjoyment of the stay. For starters, its a very late check-in of 5 PM and an early check-out of 10 AM. So after essentially paying for a day that you don't actually get to enjoy, the fact that our arm bands (which are required to access pools and all other amenities) were not at the house when we arrived is unacceptable. They were supposed to be there when we arrived at 5 PM. We didn't receive them until after 10 AM the next morning. Furthermore, no offer was made for any sort of refund/adjustment for the inconvenience. With regard to the location, we were aware that the house was not directly on the beach and that a short trip would be required. What was not made clear until it was too late were the many restrictions that Watercolor supposedly places on carts. They supposedly only allow one specific cart that can only be rented from one specific place and they only allow a specific number of carts to be rented for the entire community...so they become unavailable quickly. Even though I made the reservations 2-3 months in advance, I couldn't get a cart rental. With kids, there is no way to go to the beach with just bikes. What made the situation even more infuriating is that after being told about all of these restrictions...once we arrived, there were multiple different varieties of carts/ATV's zipping around everywhere with no enforcement. Had I known that the restrictions wouldn't be enforced, I could have brought my own cart/ATV. Supposedly, there is a trolley service available; however, every attempt to call the number provided resulted in no answer. This resulted in having to load up my truck with chairs, umbrellas, tent, etc. for beach trips...having to find a place to pull off the road, unload and take it all across the street, and then take it down the flight of stairs to the beach. Because there was little to no parking there, I then would have to turn around and take my truck back to the house and ride a bike back to the beach...EXTREMELY INCONVENIENT. Finally, this house sleeps 10-12 people but only 8 sets of towels/wash cloths were provided. I knew that we would have to wash more during the week but not having even one per guest was unacceptable. I had to purchase more myself.
