Welcome to Grandma's House.
The neighbors around here started calling it that years ago, and honestly, once you're inside you'll get it. It's an old two-story Ozark farmhouse, about 1,600 square feet, and it has that lived-in, settle-right-in feeling you can't fake. Antique furniture in every room, warm light in the afternoons, and a quiet so deep you'll notice it the second you turn the car off.
We're on 2.5 wooded acres with no neighbors you can see, and the house sits right up against the Devil's Eyebrow, thousands of acres of bluffs, glades, and hardwood forest that stretch out behind us. Pour your coffee, take it out to the porch, and the only thing you'll hear is birds and the breeze in the trees. There's genuinely nothing you have to do here.
Inside there's room for everybody. Three bedrooms and two full baths, so a family or a couple of couples can spread out without stepping on each other. The antiques aren't just for looks either. They're the real thing, gathered and looked after over the years, and they give the place its personality. Downstairs is where folks end up gathering. Upstairs is where you'll sleep like you haven't in ages.
This is a house for reading a book cover to cover in one afternoon. For dinners that run long because nobody wants to get up. For sitting on the porch and watching the light go gold over the trees.

THE NEIGHBORHOOD
We're tucked into a quiet, rural corner of Garfield, Arkansas, right at the edge of the Ozarks. It's the kind of spot where the loudest thing most days is the wind.
Right out back is the Devil's Eyebrow Natural Area, a rugged stretch of bluffs, limestone glades, and old hardwood forest. It happens to hold one of the highest concentrations of rare plants in the state, so it's a favorite with hikers and birders, but you don't need a reason. Sometimes it's just nice to wander.
Beaver Lake is right down the road for boating, fishing, and finding a swimming cove to yourself. And when you're in the mood for a night out, you're sitting almost exactly between two great towns: the food and art scene in Bentonville one direction, and the old Victorian charm of Eureka Springs the other. You get real quiet at home without giving up a good dinner.
NEARBY ATTRACTIONS
The best part about where we sit is that you're about half an hour from two completely different worlds. Bentonville with its museums and restaurants on one side, Eureka Springs with its Victorian streets on the other, and plenty to get into right in between.
Close to home (10–20 minutes)
• Devil's Eyebrow Natural Area — hiking, birding, and bluffs, right out the back door
• Beaver Lake — boating, fishing, and swimming coves, with marinas and ramps at Lost Bridge and Rocky Branch
• Pea Ridge National Military Park — one of the best-preserved Civil War battlefields anywhere, with a scenic driving tour and trails (about 15 min)
• Whitney Mountain & Lost Bridge Village — pretty lake overlooks and easy access to the water
Eureka Springs way (about 25–30 minutes)
• Downtown Eureka Springs — winding Victorian streets full of galleries, shops, spas, and the old 1886 Crescent Hotel
• Thorncrown Chapel — that stunning glass-and-wood chapel in the woods; worth the trip on its own
• Turpentine Creek Wildlife Refuge — a big-cat rescue that's home to lions, tigers, and bears

If you ride, you already know: Northwest Arkansas is one of the best mountain-biking destinations in the country, with 250+ miles of trail and an IMBA Gold-Level rating to show for it. Grandma's House drops you right in the thick of it. Ride hard all day, then come home to quiet and a porch to put your feet up on. Here are five systems worth pointing the bike at:
1. Hobbs State Park (Monument Trails) — your closest ride, about 20 minutes; smooth, flowy, beautifully built trail right along Beaver Lake
2. Slaughter Pen, Bentonville — about 30 min; the sprawling system that put Bentonville on the map, with a little of everything for every level
3. Coler Mountain Bike Preserve, Bentonville — about 30 min; flow lines, jump trails, chunky tech, the famous Drop Zone, and a café right at the trailhead
4. Back 40 & Little Sugar, Bella Vista — about 35–40 min; 100+ miles of ridge-and-holler singletrack with berms, tunnels, drops, and big views
5. Lake Leatherwood, Eureka Springs — about 30 min; steep, ledgy, shuttle-served downhill if you're chasing the descents

FISHING — GRAB A POLE
Beaver Lake is right down the road, and it's one of the better fishing lakes in the country. If you've never wet a line here, you're in for it. A few spots worth knowing:
• Beaver Lake (about 10–15 min to the closest ramps) — this is striper country first and foremost, and the lake's put up multiple state records over the years. You'll also find largemouth, smallmouth, and spotted bass, plus crappie, walleye, and catfish. Lost Bridge and Rocky Branch are the easy launch and bank-access points near us.
• Beaver Tailwater, below the dam (about 35–40 min around to the dam side) — cold water coming off the dam makes this a trout fishery, stocked with rainbows and browns along nearly eight miles of river. It's also where that 64-pound record striper came out. Great for wading or a float.
• Table Rock Lake (just up into Missouri) — another big, beautiful lake known for its bass and crappie if you feel like exploring a little farther north.
• Roaring River State Park, MO (about 45 min) — a spring-fed, regularly stocked trout stream that's a favorite for families and anyone who likes easy, scenic fishing.
Spring and fall are the sweet spots, but there's something biting year-round. (Host note: if you keep any gear on hand — poles, a net, a cooler, tackle, a spot to clean fish — mention it here. Anglers love a place that's ready for them.)
A little farther, but worth it
• War Eagle Mill & Cavern (about 35–40 min) — a working historic grist mill and cave tours

GETTING AROUND
You'll want a car for this one. We're pleasantly out in the country, so a set of wheels makes it easy to get to the lake, the trailheads, and into town. There's plenty of parking right here on the property. Bentonville and the airport (XNA) are both an easy drive.
OTHER THINGS TO NOTE
This is an old farmhouse, and a lot of its charm comes from the real antiques in it. We just ask that you treat the place and everything in it the way you'd treat your own grandmother's house.
WiFi runs throughout the house, so you can stream, catch up on a little work, or just stay in touch between adventures. That said, we really are out in the country, so expect the good stuff that comes with it: wildlife, the odd bug, and dark, quiet nights where the stars put on a show.
