Welcome to Delray Beach the Tennis Capital of Florida! "Voted the Best Town in America!” Looking for "28 to 60 day rentals" through the summer months but some dates ARE flexible so please inquire. The unit is currently available until the week before Xmas.
WALK to nearly 50 stores! 5 minutes to Downtown and the Beach! New 58” Samsung smart TV in living room, leather futon (not in pics) and balcony chairs for you to enjoy the sunset. King Size bed and washer/dryer in the unit. Enjoy the music themed art throughout. Walk to Outback Steak, the Whole Foods Plaza, Target plaza and much more. Chill in the endless breezes on your large corner balcony with NO building next door, only treetops. The guest's cell phone number (preferably whatsapp) is required- this is essential for excellent service from the host. Also required is a typical condo application/lease (w/background check consent) and about a 1-month reservation (typical condo requirements in FL). Both TVs are newer smart TVs so it is recommended that you access your favorite streaming service and/or bring your device (ex. Fire Stick).

There are 100 stores and restaurants with a 1 mile radius! Exercise at the LA Fitness plaza or head 1.5 miles to the beach or Delray's famous Atlantic Ave. It is ideal, a minute to I-95 and a location central to Palm Beach and Ft Lauderdale. Entertain from the large kitchen which is open to living area. Features: newer appliances, microwave, dishwasher, coffee maker, toaster oven, cookware and tableware. The full size newer washer and dryer are in your utility room. Everything you need is here. The feel of the unit is semi-private since it is an end unit and there are no buildings next door crowding your balcony! Note: There is no private pool for this condo but the city of Delray Beach offers beautiful (large) swimming pool(s) and tennis courts for public use.

Condo Association Application and Tax Clarification
The State of FL and Palm Beach Co. require that 13% tax (total) is paid on short term reservations. This is included in your rate and paid by Vrbo or owner. There is a standard condo application/lease and approval required. This is a formality and I have never seen anyone rejected.

-NOTE: THE EXTERIOR WALKWAYS ARE VERY SLIPPERY WHEN WET. This depends on your type of shoes so please be extremely cautious after a rain / when wet. Please consider using the stairway if rain soaks the walkway.
-Thermostat: Please raise the temperature to 79 when you leave and adjust it as needed when you are home- 77 is the recommended temperature- setting to a lower temp will require the unit to work extremely hard and it may or may not achieve a lower temperature. Please use one of the many the fans for your comfort. Note- there is no heating circuit in this unit. These limitations are quite common in Florida and the condo has been used for over 20yrs without issues due to the AC or heat.
-Mail: There is no access to the mailbox; please do not use for mail or AMAZON(Caution). Non-USPS packages are typically delivered and placed below the mailbox. *** Note: you may not be aware Amazon is shipping via USPS! ***
-Do not use any abrasive cleansers in kitchen sink or bathtub. These are fiberglass with only a coating on the surface. “Soft Scrub” is ok.
-Turn water ON when arriving and OFF when away for extended time or end of lease. See the diagram above the dryer on the wall in the laundry room (use step stool to reach).
-Wi-Fi / Internet access- see the modem in the living room. The network and password are written on modem.
-Keypad on front door: you will have your own personal code for entering (no key is used)
Note: There is only 2 ways to activate and use the keypad. Hit the “Schlage” logo on top of the keypad to light up the numbers or start entering your code. (DO NOT HIT ANY NUMBER TO WAKE UP KEYPAD)
Enter your code and hear it buzz and open
To Lock when leaving- close the door and press the Schlage logo and you will hear it lock.
Note: if you enter the wrong code too many times, the lock will block you for 5 minutes or so.
LOCKED OUT? Please contact the owner (see below) and it can be opened remotely.
Keypad Flashing? This indicates low battery, please contact owner for replacement.
-Keys: The lobby key is a special “security key” and loss of this key will result in a $100 charge against your security deposit. IF YOU GET LOCKED OUT OR LOSE A KEY, PLEASE CONTACT THE OWNER. Do not call the association or lock service unless you are assuming the cost.
-Trash in bags can be disposed in the trash chute; it is located across from elevator in a small room.
-TV Remotes: Please use the actual tv remote for power On/Off and volume; use the Xfinity/Comcast remote for cable channels and channel guide. Streaming is recommended since Xfinity is decreasing it’s offerings and constantly changing their service. Free TV is also provided by Samsung in the living room and others in both rooms. The new services are too numerous to list.
-Clean dryer filter after each use. It “pulls out” from the top of the dryer to remove the lint.
-Furniture: please do not move the furniture. When moving dining room chairs please do so quietly.
-Please use care when opening / closing the blinds. Most of the blinds are new but you know the quality of products in the U.S. these days.
-Storm and Hurricane prep- if any windstorm is moving toward Delray, please move the “2 chairs and table set” of patio furniture into the living room area. It can get very windy on the balcony and the furniture can turn into a flying object. The lounge chairs only need to be moved in the case of a hurricane.
-Checkout: Please empty the refrigerator of all food items, dispose of in the trash shoot upon move-out.
-Checkout: Please leave the key on the dining room table and text a photo of it upon your final exit.
