This 3 bedroom, 2.5 bathroom home is permitted by the City of Glenwood Springs to accommodate up to 7 guests. Two free parking spots in the home's driveway are included.
The main level includes a cozy living room with gas fireplace and television, a large dining room area, and a well equipped kitchen, along with a laundry room and half bath.
The upper level features a master bedroom with king bed, television, and outdoor balcony. The second guest bedroom includes a queen bed and sitting area (please refer to IMPORTANT TO KNOW below). A full bathroom is also located on the upper level.
The third guest bedroom is located in the lower level of the home and has a full / double bed along with bunk beds (two twin / single beds), a Pac Man arcade game and more! A full bathroom is also located on the lower level.
In warmer months, enjoy grilling on the home's outdoor electric grill or relaxing on the wrap around porch.

IMPORTANT TO KNOW: This rental is located within the City of Glenwood Springs and specifically across the street from the United States Postal Service which receives deliveries throughout the day and night. At times noise can be heard from the front upper level guest bedroom. We do not recommend booking this home if you are sensitive to city noises such as traffic. However, ear plugs will be provided to all guests as an option. In addition, this rental is a townhouse / duplex. Both units have separate entrances and no shared indoor spaces. However, the units are adjoining, so there is some potential for noise (although we do ask all guests to please be mindful of one another by observing quiet time between the hours of 10:00 p.m. and 8:00 a.m.). You may also see others enjoying their designated outdoor area on the property during your stay.

Other things to note
• A limited stock of basic guest supplies is provided to start off your stay, including coffee filters, non-dairy creamer, salt, pepper, cooking oil, sugar, food storage wrap, paper towels, dish soap, dishwasher detergent, trash bags, toilet paper, hand soap, shampoo, conditioner, body wash, and laundry detergent. At least one bath towel per guest is also provided.
• We have a zero tolerance smoking policy, and guests will be charged accordingly (see House rules).
• We abide strictly by the “Cancellation policy” (including road closures and / or inclement weather) and “House rules” (including “Additional rules”) which can be found at the bottom of the listing. They are reiterated during the booking process (on the “Confirm and pay” page), at which time you are confirming that you agree to the terms. Please review them carefully!
House Rules:
• Excessive cleaning will be charged at a rate up to $50 an hour. Blood or badly stained linens (including but not limited to bed sheets, mattress pads / protectors, etc.) is an automatic charge of up to $150 per item. Confetti and party decor clean up is an automatic charge of $60. Moving furniture is an automatic charge of $120.
• Violations of Airbnb’s “Ground rules” can jeopardize our short term rental permit, disrupt cleaning and maintenance schedules, cause extra wear and tear and, worst of all, lessen future guest experiences and will be charged as “Extra services” as follows: • unauthorized guests, up to $50 per person, per night; • unauthorized pets, up to $100 per pet, per night; • unapproved early check ins and late check outs, $50 per hour; • late checks outs after 1pm, an additional night’s stay; • parties or events, up to $2,500 with any extra cleaning and damages being charged separately; smoking of any kind, up to $1,000.
